Pre-Drywall Inspections
Trace Inspections is one of the few inspection firms in the Middle Tennessee area that conducts "Pre-Drywall" inspections. If you are having a new home built, you should consider having a pre-drywall inspection performed. This type of inspection is done once the framing, electrical, and plumbing rough-ins are complete and before the insulation is installed. With this type of inspection, many defects that would normally be covered with insulation and drywall can be discovered.
The most common issues that are found are framing and plumbing problems. Both can cause costly problems in just a few years or typically right after the builder's 1-year warranty is up!
This inspection should take place as soon as the electrical, plumbing, and HVAC rough-ins are complete. Be sure to let your builder know that you will have Trace Inspections perform a pre-drywall inspection. Usually, this type of inspection will take an hour or two on-site to complete, but that also depends on the size of the home and the issues that are discovered. Once the inspection is complete, you will receive a letter-type report with the inspection findings, photos, and a recommendation for your next step.
A Pre-drywall inspection is priced just like our normal home inspection for homes in Nashville, Brentwood, Franklin, Spring Hill, Columbia, Hendersonville, Murfreesboro, and other locations in the Greater Nashville area of Middle Tennessee. If you have a pre-drywall inspection performed by our company, we will offer a $25 credit towards the final inspection, which will be performed by Trace Inspections once the builder completes the home.
