Commercial Construction Progress or Draw Inspections

Our normal service area is Middle Tennessee as well as sections of Southern KY, Northern AL, and parts of North MS. We can also cover the following states through our network; Alabama, Arkansas, Louisiana and Mississippi.
During the construction process we will review all draw requests, meet with the contractor or his representative, and visit the job site.
We can also attend progress and OAC meetings. Many of our clients have their own online forms, but if you don't our proprietary in-house reports can include:
- Current status of the construction process including comments on each phase
- Time schedules and projected completion dates
- General conditions and concerns including quality of workmanship
- Change orders
- Stored material
- Verification of permits, zoning, licenses, taxes, and insurance or bonding for the project and contractor
- Payment recommendations
- Job site pictures
Residential Construction Draw Inspections
It is proven that 3rd party inspections will save you time and money. We offer several different pricing levels based on the volume of inspections. We have provided services for Regions, Trustmark, Oakworth, 1st Tennessee Bank, US Bank, 1st Horizon, First State Bank, Reliant, Simmons Bank, and Wells Fargo Bank.
During the construction process, we will inspect the residential job site and furnish a report on the project status. Our report includes the percentage of completed construction phases and the total percent complete. We also provide comments concerning any problems noted and pictures.
Most of our residential inspections are made on pre-designed forms using percentages of construction based on industry averages. We can use your online portals(Quire or FTP sites), your own forms, or ones designed by our company. The percentages on our forms are based on actual local averages for your market area and national industry averages. With larger residential or remodeling projects, we can also work from the contractor's original cost projections and create an inspection form based on their numbers.
Commercial and Residential Site Development Inspections
During the construction process, we will review all draw requests, meet with the contractor or his representative, and visit the construction site. Many of our clients have their own forms, but if you don't, we have an informative report that can include:

Pre-Construction Reviews and Cost Analysis
Before construction, we will review all construction documents, including plans, specifications, cost projections, contracts, engineering, environmental, time schedules, zoning, permits, and licenses. In the cost portion of our analysis, we compare the projections to other similar projects to try and determine if all phases of construction have been addressed and if those costs are adequate to complete the project. The comparisons used are taken from our extensive database of local projects and national averages. We provide this service for residential, commercial, and development construction projects.
Reverse Mortgage Inspections
With the recent increase in demand of Reverse Mortgages and the ever increasing age of our housing stock also on the increase; many lenders are now requiring an inspection of the property. This is to identify and document items in need of repair and the overall condition of the property. The property must meet HUD/FHA requirements for a habitable residence in order for it to become eligible for a reverse mortgage. Many times an appraiser will also note on the appraisal that items are in need of repair and many are just requiring a complete home inspection. This type of inspection is not as in-depth as basic home inspection and the associated fees reflect that.
Invoice Verification
Quite often you or your customers would like an extra level of assurance on "Cost Plus" construction projects. We can assist you with this by providing detailed invoice verification. In this process we check each line item to determine if the material and labor you have been billed is justified.
