You have been in your new home for almost a year. The clock is ticking on that one-year builder warranty. On the day of your first anniversary, you give up almost any chance you have to get your builder to correct any issues you may have.
Our One-Year or eleventh-month Warranty Inspection is designed just for this purpose. You can give your builder a written document that lists all of the warranty issues known to date. Once your builder is notified about these problems, the builder has no recourse but to correct or address them under state law, even if they go beyond twelve months. The key is to put them on notice with the report before the first-anniversary date of your new home. We specialize in this type of inspection.

We will inspect all of the readily visible structural elements and major systems of the home. Items that will typically be included in an inspection are:
Additional items and systems unique to a particular home can also be inspected. Cosmetic-related issues, such as paint issues, are also addressed in the report. We also ask our client to provide a list of items they have a concern with so your inspector can help to clarify your concern or include the issue in the report! We want you to be able to participate by providing your list of noted items as this is your home.
When the inspection is complete, we will inform you of any additional problems discovered and discuss them with you. We'll also point out any safety concerns we notice. You'll also receive a full written report with photos of the inspection via email shortly after the inspection.
We will also tell you about any routine maintenance that should be performed and answer any questions you may have. We aim to discover and inform you of anything we find that might affect your new home.
Don’t let the time run out on your warranty before you get everything corrected. You can schedule your Warranty Inspection anytime. An industry recommendation is to have one performed between the 9th to the 11th month of ownership. We even have folks that schedule a warranty inspection months in advance so that it will not be forgotten. Pricing for this service follows the same pricing as our normal home inspections and is based on the size and location of the home.

If we can't adjust our schedule for some reason, we will refer you to another qualified ASHI inspector in the area who performs warranty inspections to our standards.
