General Home Inspection Performed to State of Tennessee Standards and  the ASHI standards of practice
Our general home inspection covers the home from the foundation to the shingles on the roof.  Each inspection can be customized to your needs. Quality inspections start at $375 for smaller condominiums and homes.  Inspection fees are based on the square footage, age, type and location of the home. Home Warranty Inspections    You have been in your new home for almost a year.  The clock is ticking on your one year  builder warranty. After the one year anniversary you give up almost any chance you have in getting your builder to correct any issues you may have.  If you are having problems getting your builder to correct problems with your new home this should be your first step before you seek legal advice. The report that is issued from this inspection will allow you to place your builder on notice regarding the items that need to be addressed and corrected. Even after the 1 year anniversary passes, once your builder is on notice of the issues they are obligated to address them.

Diagnostic & Forensic Inspections  Partial inspections to diagnose specific problems are also available. Perhaps your roof has begun to leak and you don't know if you need an entire new roof or just a patch; or perhaps your basement floor is suddenly wet and you can't find where the water is coming from or don't know how to stop it; or perhaps you've hired a contractor to construct an addition and his work seems questionable to you so you'd like the work evaluated before you release the contractor's next draw

Commercial Inspections   Specializing in Bank Audit/Draw inspections and Insurance inspections. During the construction process we will inspect the residential job site and furnish a report on the status of the project. Our report includes percentage complete of all phases of construction and the total percent complete.

Pre-Drywall Inspection: The Pre-Drywall inspection can be one of the most important inspections that you can have when you are having a home built. , this is the inspection that is performed right before the insulation and drywall is installed.  This is the only inspection that can find framing problems, electrical and plumbing rough-in problems. 

EIFS Inspections  EIFS or artificial stucco inspections can locate hidden moisture damage.  We use state of the art electronic scanning equipment to detect even the smallest amount of hidden moisture.  Over 90% of all EIFS homes have some degree of hidden damage.  The question is how bad is it?   You can include an EIFS inspection with your Home Inspection for just a few more dollars, TRACE Inspection is one of a few inspection firms in Middle Tennessee with inspectors that are qualified to inspect EIFS, Stucco and AMSV.

New Construction Inspections
Our detailed inspection is designed for New Home Construction Homes.  This is the inspection that builders do not want you to have. The best time for this inspection is when the builder has ordered their final inspection for what it called the Certificate of Occupancy or CO. This is when the builder is indicating that they have completed the building process and are ready to turn it over to the new owner.  We can work around the completion schedule with most homes but sometimes builders just do not have the home ready when they indicate it will be. We will do our best to reschedule in a timely manner on new construction jobs.  

203 (k) Consulting  The 203(k) program is a HUD/FHA primary program for the rehabilitation and repair of single family properties. It is an important tool for community and neighborhood revitalization and for expanding homeownership opportunities. Follow this link for information and pricing for this consulting service. At this time we have suspended our 203(k) consulting service due to changes in the program by HUD that we do not agree with If you have any questions please do not hesitate to call.

Manufactured Home and FHA Compliance Inspections  New residential construction (Manufactured or Site built) that might be or will be financed under an FHA or VA loan must meet HUD's Minimal Property Standards for Housing, 4910.1. These are basic standards as set by HUD for single family homes. Foundation certification is required by FHA and VA every time a manufactured home is sold, new or old.
