General Home Inspection Performed to State of Tennessee Standards and the ASHI standards of practice:
Our general home inspection covers the home from the foundation to the shingles on the roof. Each inspection can be customized to your needs. Quality inspections start at $400 for smaller condominiums and homes under 1500sf. Inspection fees are based on the square footage, age, type, and home location. 1-Year Home Warranty Inspections: You have been in your new home for almost a year, and the clock is ticking on your one-year builder warranty! After the first anniversary, you give up almost any chance in getting your builder to correct any issues you may have. If you are having problems getting your builder to correct problems with your new home, this should be your first step before you seek legal advice. The report issued from this inspection will allow you to place your builder on notice regarding the items that need to be addressed and corrected. Even after the 1st anniversary passes, once your builder is on notice of the issues, they are obligated to address them.
Specialized Diagnostic & Forensic Inspections: Partial inspections to diagnose specific problems are also available. Perhaps your roof has begun to leak, and you don't know if you need an entirely new roof or just a patch, or perhaps your basement floor is suddenly wet, and you can't find where the water is coming from or don't know how to stop it, or perhaps you've hired a contractor to construct an addition and his work seems questionable to you so you'd like the work evaluated before you release the contractor's next draw
Commercial Inspections: Specializing in Bank Audit/Draw inspections and Insurance inspections. During the construction process we will inspect the residential job site and furnish a report on the status of the project. Our report includes percentage complete of all phases of construction and the total percent complete.
Pre-Drywall Inspection: The pre-drywall inspection can be one of the most important inspections you can have when you have a home built. It is performed right before the insulation and drywall are installed. This is the only inspection that can find framing, electrical, and plumbing rough-in issues before they are hidden by the drywall.
EIFS, Stucco, AMSV Inspections: EIFS or artificial stucco inspections can locate hidden moisture damage. We use state-of-the-art electronic scanning and infrared equipment to locate even the smallest detectible moisture. Over 90% of all EIFS, Stucco, or AMSV-clad homes have some degree of hidden damage or have been incorrectly installed. The question is, how bad is it? You can include an EIFS, Stucco, or AMSV inspection with your Home Inspection for a nominal fee. New Construction Inspections
Our detailed inspection is designed for New Home Construction Homes. This is the inspection that builders do not want you to have, and unfortunately, some put up all types of silly insurance obstacles and restrictions on what the inspector can do on-site. But, we can usually meet those obtuse requirements to help serve our clients. The best time for this inspection is when the builder has ordered their final inspection for the Certificate of Occupancy or CO. This is when the builder indicates that they have completed the building process and are ready to turn it over to the new owner. We can work around the completion schedule with most homes, but sometimes builders just do not have the home ready when they indicate it will be. We will do our best to reschedule in a timely manner for new construction jobs.
