Whether you have concerns about mold or simply want to be proactive, our experienced team is here to assist you. At Trace Inspections, we aim to assist you in maintaining a mold-free living environment in your new home. We use the most up-to-date laboratory and testing devices to help in this process. Our third-party laboratory has implemented AI in its assessments in addition to human evaluations. This has proven to provide one of the most accurate methods of analysis and provides a consumer-friendly report that is easy to comprehend for the layperson. We provide this service throughout Middle Tennessee. We are certified through IAC2 and NAMP-Mold Assessments and Remediation in Buildings.
We offer three different mold services:
1. Mold Inspection with a Home Inspection (our most requested service with a home inspection)
This option for a Mold Inspection is conducted in conjunction with a full home inspection and generally takes 30-60 minutes to perform. These can be done when there is already a known or suspected mold issue, or they can be performed as a precaution. Mold Inspection pricing with a home inspection starts at $375 and includes the following:
2. Mold Inspection without a Home Inspection (call or email our office, not available for online orders)
Mold Inspections without a full home inspection are conducted as a stand-alone service and generally take 1-3 hours to perform, depending on the home or building. While Mold Inspections with a home inspection utilize information found during the home inspection to help determine the cause of the mold issue, a Mold Inspection without a home inspection requires more investigation while the technician is on-site. This pricing starts at $675 and includes the following:
3. Post Remediation Verification (call or email our office, not available for online orders)
Once mold remediation is complete, it’s crucial to confirm that all affected areas have been thoroughly cleaned and that mold levels are safe. Our post-mold remediation verification (PRV) service includes detailed air and surface testing to ensure the remediation process was successful. As an independent third-party Indoor Environmental Professional (IEP), we provide an unbiased verification to avoid any conflicts of interest. Post-remediation verification pricing starts at $475.

Additional air or swab samples can be performed upon request for $125 per sample. Swab samples are recommended alongside standard air samples to increase accuracy for known or suspected mold issues.
Our PRV inspection also involves a visual examination of the remediated areas, assessment of cleanliness, and guidance on moisture management strategies. It’s important to note that simple mold remediation, if exposed to the same conditions as before, will likely result in new mold growth within 18–24 months. Effective moisture management is essential to prevent recurrence.
The timing of the PRV inspection is typically coordinated with your mold remediation professional and usually takes place within a week of completing remediation work, while containment barriers are still in place.

- Use of a moisture meter and or infrared camera in areas where temperature anomalies are found and/or areas of suspected or known moisture intrusion
