New Construction Inspections
Phase Inspections
This can be a series of inspections over the course of the construction of the structure or home. We can come out and inspect as many times as you want, no less than four onsite phase inspections and one final inspection are recommended. The cost for each phase inspection is around will run between $175 and $250 depending on the size of the home. The final inspection will follow our normal inspection pricing. Most homes will have 3 phase inspections and the final inspection.
Residential & Commercial Construction Draw Inspections
It is a proven fact that 3rd party inspections will save you time and money.
We offer several different levels of pricing that are based on the volume of
inspections. Draw inspections for individuals who are dispersing their own
funds will be priced at $100 per draw, many times this can be used in place of
our phase inspection service. For residential lenders draw inspections start at
$65 per visit. We have provided services for Regions (AmSouth), Trustmark, Bancorp
South, Reliant, Wachovia, and Wells Fargo banks in Mississippi and Tennessee.
During the construction process we will inspect the residential job site and furnish a report on the status of the project. Our report includes percentage complete of all phases of construction and the total percent complete. We also provide comments concerning any problems noted and pictures.
Most of our residential inspections are made on our own pre-designed
form using percentages of construction based on industry averages. We can use
your forms or ones designed by our company. The percentages on our forms are
based on actual local averages for your market area and national industry
averages.
On larger residential or remodeling projects we can also work from the
contractor's original cost projections and create an inspection form based on
their numbers.
Commercial Draw Inspections are quoted by the project and are based on several factors. Most fees average between $300 and $475 per draw on properties in our normal service area. Please call 615-302-1113 for for additional information.
Invoice Verification
Quite often you or your customers would like an extra level of assurance on
"Cost Plus" construction projects. We can assist you with this by providing
detailed invoice verification. In this process we check each line item to
determine if the material and labor you have been billed is justified. The fee
for this type of service is based on our current hourly rate.
Construction Reviews and Cost Analysis
Prior to construction we will review all construction documents including plans,
specifications, cost projections, contracts, engineering, environmental, time
schedules, zoning, permits, and licenses. In the cost portion of our analysis we
compare the projections to other similar projects to try and determine if all
phases of construction have been addressed and if those costs are adequate to
complete the project. The comparisons used are taken from our extensive database
of local projects as well as national averages. We provide this service for
residential, commercial, and development construction projects. The fee for this
type of service is based on our current hourly rate. Note: This service is also
available for "Problem" projects that are in trouble or appear to be heading for
trouble. We can offer this service in Tennessee and in Mississippi through
a partner company.
