Commercial Construction Draw Inspections
During the construction process we will review all draw requests, meet with the contractor or his representative, and visit the job site. We can also attend progress meetings . Many of our clients have their own forms, but if you don't our reports can include:

Current status of the construction process including comments on each phase
Time schedules and projected completion dates
General conditions and concerns including quality of workmanship
Change orders
Stored material
Verification of permits, zoning, licenses, taxes, and insurance or bonding for the project and contractor
Payment recommendations
Job site pictures

Residential Construction Draw Inspections

It is a proven fact that 3rd party inspections will save you time and money.  We offer several different levels of pricing that are based on the volume of inspections. Our pricing is based on what you need, but is a great deal less than sending a productive officer or bank employee to perform this important inspection!  We have provided services for Regions (AmSouth), Trustmark, Bancorp South and Wachovia banks in Alabama, Mississippi and Tennessee.

During the construction process we will inspect the residential job site and furnish a report on the status of the project. Our report includes percentage complete of all phases of construction and the total percent complete. We also provide comments concerning any problems noted and pictures.

Most of our residential inspections are made on pre-designed forms using percentages of construction based on industry averages. We can use your forms or ones designed by our company. The percentages on our forms are based on actual local averages for your market area and national industry averages.

On larger residential or remodeling projects we can also work from the contractor's original cost projections and create an inspection form based on their numbers.

Commercial and Residential Site Development Inspections

Pre-Construction Reviews and Cost Analysis

Prior to construction we will review all construction documents including plans, specifications, cost projections, contracts, engineering, environmental, time schedules, zoning, permits, and licenses. In the cost portion of our analysis we compare the projections to other similar projects to try and determine if all phases of construction have been addressed and if those costs are adequate to complete the project. The comparisons used are taken from our extensive database of local projects as well as national averages. We provide this service for residential, commercial, and development construction projects.

Invoice Verification

Quite often you or your customers would like an extra level of assurance on "Cost Plus" construction projects. We can assist you with this by providing detailed invoice verification. In this process we check each line item to determine if the material and labor you have been billed is justified.


Additional Consulting Services:

 

If you are purchasing a new building we can provide a comprehensive inspection of the structure.  This will assist you in making a more informed decision and will point out aspects of the structure that you may not be aware of. 

We provide a variety of other consulting services to the banking industry including:

Educational workshops and seminars on construction lending
Assisting with "work out" or problem loans
Property condition reports...Deferred Maintenance... Association reserve study assistance 
Construction monitoring

We also provide pre-shipment invoice verifications, inventory verifications, property verifications and some specialized Field Services for a variety clients.  With over ten years of work in the invoice verification profession with SGS as a contract inspector we know what and how to perform this specialized task.
